Price a sprinkler system by the zone, not the yard.

An in-ground lawn sprinkler system typically costs $1,636 to $3,595 installed in Angi’s July 2026 cost guide, and roughly $500 to $1,000 for each zone. Zone count, trenching conditions and the backflow and permit work on the water connection explain most of the gap between two quotes for the same yard.

What lawn irrigation costs to install

Two published estimates frame the range. Angi’s sprinkler system cost guide, updated July 20, 2026, puts the typical residential system at $1,636 to $3,595 with an average of $2,549. Fixr’s sprinkler system cost guide, updated January 31, 2025, runs higher at $4,000 to $7,000 because its middle case is a bigger, fully automated in-ground system. Both agree that price follows zones more closely than it follows lot size.

Measure Angi (Jul 2026) Fixr (Jan 2025)
Typical whole system $1,636–$3,595 $4,000–$7,000
1 zone $500–$1,000 $650–$1,000
4 zones $2,000–$4,000 $2,600–$5,000
6 zones $3,000–$6,000 $3,900–$6,500
Per square foot of lawn $0.20–$1.00 $0.50–$2.00
Quarter-acre lot $1,740–$3,400 underground; $450–$625 drip $2,180–$3,270
Labor rate $50–$100 per hour $40–$100 per hour

Estimate worksheet: a four-zone lawn

Say the front lawn, back lawn and two side strips each need their own zone. Here is a transparent build-up using Angi’s per-zone pricing for the system and Fixr for the add-ons Angi doesn’t price. Swap in your own zone count and the quotes you get.

Line Range used Low High
4 zones installed 4 × $500 to 4 × $1,000 (Angi) $2,000 $4,000
Permit, if not in the quote $35–$200 (Angi) $35 $200
Smart controller upgrade $200–$500 (Fixr) $200 $500
Install total $2,000 + $35 + $200; $4,000 + $200 + $500 $2,235 $4,700
Yearly upkeep Maintenance $75–$85 plus winterization $75–$150 (Fixr) $150 $235
Adding a fifth zone later $500–$650 per zone (Fixr) $500 $650

Cross-check the labor share the same way. Angi puts an underground system at 8 to 16 hours of work at $50 to $100 an hour, so labor alone is $400 to $1,600 (8 × $50 and 16 × $100). If a four-zone quote sits far outside $2,235 to $4,700, ask which line is different: more heads, longer trench runs, a pricier controller, or a backflow assembly your town requires.

What changes the price

Factor Published figure What it means for you
Number of zones About $1,000 per added zone on average (Angi) Each zone is another valve, wire run and set of heads. Lawn and beds need separate zones because they drink differently.
System type Quarter acre: drip $450–$650, underground $1,740–$3,410 (Angi) Drip suits beds and narrow strips; turf needs spray heads or rotors.
Trench length and soil $4–$12 per linear ft; up to $0.40 more per ft in rocky or hardpan soil (Angi) Angi’s own quarter-acre example runs 417 ft of trench, or $1,670–$5,000.
Head type Pop-up $3–$15, gear-driven rotor $10–$40 per head, materials (Fixr) Rotors cover big open lawns with fewer heads; sprays suit small, tight areas.
Controller Programmable $50–$300 materials; smart upgrade $200–$500 (Fixr) Weather-aware scheduling is the easiest way to avoid overwatering.
Water connection About $800 of a typical job goes to plans, inspections, permits and the backflow preventer (Angi) Non-negotiable where you tie into city water. Ask whether it is in the quote.

Stop at the tie-in to your drinking water.

Laying drip line in a bed off a hose bib is a reasonable weekend project. Cutting into the household supply is where it stops being one. A sprinkler line connected to potable water needs a backflow preventer so lawn water can’t be siphoned back into the house. Colorado State University Extension notes that a pressure vacuum breaker must sit at least 12 inches above all downstream piping, that devices have to be certified when installed and tested at least once a year by a backflow technician, and that anyone injecting fertilizer through the system needs a reduced-pressure assembly. Local codes set the specifics, which is why the permit and inspection belong in the quote.

Is a sprinkler system worth it?

An automatic system doesn’t make a lawn healthier by itself. It makes watering consistent, which is only useful if the schedule is right. Watering too often and too shallow does more damage than most people expect; see overwatering and the best time to water grass before you set the controller. If your grass goes dormant in summer and recovers in fall, a drought-tolerant species may save more than any system; our drought tolerant grass guide compares the options.

The other timing question is sod or seed. If you’re putting in a new lawn, install irrigation first: trenching through new sod means patching it, and a freshly seeded lawn needs daily light watering that a controller handles far better than a hose.

Lawn irrigation cost FAQs

How much does a sprinkler system cost per zone?

Angi (July 2026) puts the first zone at $500 to $1,000 and each additional zone at about $1,000 on average. Fixr (January 2025) lists $650 to $1,000 for one zone.

How much does it cost to irrigate a quarter acre?

Angi gives $1,740 to $3,400 for an underground system on a quarter acre, and Fixr gives $2,180 to $3,270. A drip-only layout for beds is far cheaper at $450 to $625 in Angi’s figures.

Do I need a permit for a lawn sprinkler system?

Usually, when it connects to city water. Angi lists permits at $35 to $200 and notes they are often folded into a contractor’s total.

What does a sprinkler system cost to run each year?

Beyond water, Fixr lists annual maintenance at $75 to $85 and winterization at $75 to $150, plus the yearly backflow test your water utility may require.

Can I add zones to an existing system?

Yes, if the controller and water supply can carry them. Fixr prices an added zone at $500 to $650.
