Bermuda is faster and tougher in full sun. Zoysia handles shade and needs less feeding.

Pick Bermuda for an all-day-sun yard that takes heavy play and needs to fill in quickly; pick zoysia if part of the yard is shaded, you want to fertilize less, or you’re at the cold edge of warm-season country. Both go brown in winter, and zoysia takes far longer to establish.

Zoysia forms a dense, low mat, but it can take two growing seasons to close in from plugs.

Zoysia vs Bermuda side by side

NC State’s Carolina Lawns guide rates both grasses on the same 1–6 scale (6 is best) for the Piedmont, which makes it the cleanest head-to-head we found. Establishment notes are from the same guide.

Trait Bermuda Zoysia
Shade tolerance 1 (common and hybrid) 4
Wear tolerance 6 5 (4 on the coastal plain)
Heat tolerance 6 5
Cold tolerance 2 common, 3 hybrid 4
Drought tolerance 6 6
Mowing height 0.75–2 in 0.75–2 in
Nitrogen per year (lb / 1,000 sq ft) 4–4.5 common; 3–6 hybrid 1–3 (2–4 coastal plain)
Establishment speed Fast Very slow
Grows from seed? Common types yes; hybrids no Only a few cultivars (Zenith, Compadre)
Maintenance level Medium-high (common); high (hybrid) Low to medium

One rating is worth a second opinion. NC State scores both grasses 6 for drought, but Clemson’s zoysia fact sheet says zoysia is generally less drought tolerant than Bermuda. Treat drought as close, with a slight edge to Bermuda. Texas A&M’s yearly nitrogen figures tell the same story as NC State’s: 2–6 lb for Bermuda against 1–4 lb for zoysia (E-436).

Which one fits your yard

Your yard Pick Why
Full sun all day, kids, dogs or ball games Bermuda Top wear rating, and NC State says it recovers rapidly from injury. Its runners can spread up to 3 feet a year (Texas A&M).
Sun for part of the day, or trees on one side Zoysia Clemson rates zoysia more shade tolerant than Bermuda, which has very poor shade tolerance.
Dense shade most of the day Neither Zoysia thins in dense shade too. See grass for shade for better options.
Transition zone (NC Piedmont, Tennessee, Oklahoma and similar) Zoysia, or a cold-hardy Bermuda cultivar Clemson calls zoysia one of the most cold-tolerant warm-season grasses. For Bermuda there, Texas A&M lists Latitude 36, NorthBridge, Tahoma 31 and Patriot as cold-hardy.
You want a lawn this season on a budget Bermuda from seed Common Bermuda seeds at 1–2 lb of hulled seed per 1,000 sq ft (UF/IFAS) and covers fast.
You want to fertilize and mow less Zoysia Roughly half Bermuda’s nitrogen, and it grows more slowly. Clemson notes Bermuda can need mowing twice a week in fast growth.
You don’t want grass creeping into beds Zoysia Bermuda spreads hard by stolons and rhizomes and is hard to remove (how to kill Bermuda grass).

How the upkeep compares

Mowing

Both like a short cut. Clemson puts Bermuda at 1–2 inches, and NC State says hybrids like Tifway and TifTuf do best at ¾–1 inch with a reel mower. For zoysia, Clemson uses 1½ inches for most cultivars, with a range of 1–2½, and 2–2½ in partial shade. For zoysia, Clemson recommends a reel mower, or a rotary mower kept sharp and set at 2 inches.

Fertilizer

The calendars run on the same clock in South Carolina: nothing until full green-up, then ½–1 lb of nitrogen in early May, June–July and before Aug 15. The difference is the yearly total. NC State caps zoysia at 4 lb a year, while hybrid Bermuda in the same state can take up to 6.

Thatch

This is where zoysia is touchier. Clemson suggests dethatching Bermuda once thatch passes ½ inch and zoysia at about 1 inch, since zoysia tolerates a thicker layer. When you do dethatch zoysia, NC State says to take a little at a time because it recovers slowly; it may take several sessions over several seasons.

Water

Clemson’s calendars for both grasses say the same thing: wait until the whole lawn looks dry, then put down ¾–1 inch, ideally the next morning.

Getting either one established

  • Bermuda goes in from seed (common types), sod, sprigs or plugs. UF says plugs set 12–24 inches apart cover in about 3–9 months, the closer spacing being faster.
  • Zoysia is usually sod or plugs. Clemson says 2-inch plugs on 6-inch centers can cover within two growing seasons with good watering and feeding, and may take years without them. Seeded Zenith goes down at 1–2 lb per 1,000 sq ft in late spring to early summer, but Clemson notes seeded types perform less well than vegetative cultivars.
  • Winter color: both go dormant and brown. Bermuda lawns are commonly overseeded with ryegrass for winter green; UGA uses 5–10 lb of ryegrass seed per 1,000 sq ft. See overseeding with Bermuda grass and our perennial ryegrass guide.

Don’t plant Bermuda where it won’t get full sun.

Clemson is blunt that Bermuda has very poor shade tolerance and shouldn’t be grown under tree canopies or building overhangs. A few cultivars do a little better (UF lists TifGrand, Celebration and TifTuf), but none of them is a shade grass. If part of the lawn sits in shade for much of the day, that part should be zoysia or something else entirely. And don’t expect zoysia plugs to look like a lawn by midsummer; budget for two seasons, or buy sod.

Zoysia vs Bermuda FAQs

Which is better, zoysia or Bermuda?

Neither is better everywhere. Bermuda wins for full sun, heavy wear and fast cover. Zoysia wins for partial shade, cold tolerance and lower fertilizer needs.

Which grass is more drought tolerant?

It’s close. NC State rates both at the top of its scale; Clemson says zoysia is generally less drought tolerant than Bermuda.

Can zoysia be grown from seed?

Only a few cultivars, such as Zenith and Compadre. Most zoysia, including the popular fine-bladed types, comes as sod or plugs.

Which needs more mowing?

Bermuda, in summer. Clemson says Bermuda may need mowing at least twice a week in rapid growth, while zoysia under high maintenance needs about weekly mowing.

Which is better for a yard with dogs?

In full sun, Bermuda: it has the highest wear rating and repairs itself fastest. Zoysia is close on wear (5 vs 6 in NC State’s ratings) but repairs itself more slowly, though NC State notes newer zoysia cultivars recover faster than older ones.

Which grass is better in the transition zone?

Zoysia is the safer default because of its cold tolerance. If you want Bermuda there, choose a cold-hardy cultivar; see how to choose grass seed for the bigger picture.
